It is important to mention that Bay Harbor Island has gone through many restric-

tions when it comes to construction. Things like size and height of building where

limited until the late 2000 when the town decided to release these permits for

construction. The Zoning is considered to be 4 multi-residential.

Construction

The Bay Harbor One delivery method for this building was Design-Bid-Build. The building was designed by FRANKEL BENAYOUN ARCHITECTS INC, with a budget of $13,998,528.

 

One of the main Challenges of this site was the permits to be able to construct in Bay Harbor Island. Until not long ago, the population of the Island was against any type of high-rise building and considerate Bay Harbor’s architecture as a historic footprint. Its only through recent debates that the community has gave permission for different high end residential buildings.  

Mechanical

Building is served by four A/C split systems for a total system capacity of11.5 tons.  There are 3system units that supply the 1st floor corridor and Fitness RM with 1600 CFM, and the Units with 1200 and 1400 CFM. The Mini-split unit serve the Refuse area with 400CFM. The air handling unit cooling was designed based on a dry bulb temperature of 80F and a wet temperature of 67F.

 

Structural

The foundation system for Bay Harbor One consist of Auger cast Tensions piles with a pile cap connected by grade beams. The structure will be supported by 16” diameter auger cast piles, with a minimum depth specified of 40’ to 45’. The garage level has a slab that varies from 9’’ to 11” cast on top of well compacted fill. The structural system is reinforced concrete framing and its diaphragm it’s made of a post tension reinforced concrete slabs. Throughout the floors, it can be seen that the post tension concrete slabs are 8” thick. The spans between the columns varies greatly depending on the location in the building; it can range from 10’ to 30’. The floor to floor height is 8’ 9” and the walls are 8” CMU impact walls.

 

Electrical

Bay Harbor One consist on a transformer that run at 120/208V 3-Phase and an emergency generator as the backup which also runs at 120/208V 3-Phase. The Transformer serves the Meter center which is in charge of supplying power to the different residences; the Distribution Panel which focus on serving non-residence loads; the Fire Pump which is served with a normal wire and the Emergency Power system. This last one is also connected to an ATS which serves as switch channel: when the transformer fails, the ATS is activated and switches to the backup emergency generator to ensure the power supply to the different Emergency power systems.

 

 

Lighting

The lighting throughout the building consist of a combination of LEDs and Halogens. The residences consist of a lot of recesses downlights on the interior. It has some surface mounted corridor ceiling light in special places like the Great Room, the Den and Bedrooms. Finally, on the terrace, it has warm incandescent sconces. No controls where implemented for this space so it is assumed that the classical switch on/off system will be implemented. On the Roof Top, there are mainly step lights distributed throughout the space. It has incandescent sconces like the ones scene in the residences, LED step lights and LED surface mounted lights. The Private Terraces, that are also located on the roof, have a step light as the main sources of light, besides the reflected light from the planter’s luminaires.

 

Fire Protection

Bay Harbor One has a sprinkler system throughout the whole building following The Florida Fire Prevention Code standards as well as the N.F.P.A.

Bay Harbor One targets to combines sophistication and comfort in an 8 level building featuring 36 modern residences. The architecture strive to celebrate the relationship between nature and people by having a lot of green spaces and gardens throughout the building. Influenced by modern architecture, Bay Harbor One has a lot of different amenities like: Large pool in the overlooking Bay Harbor Bay terrace, white marble lobby, BBQ terrace areas, fully equipped recreational and wellness areas, rooftop deck with 360-degree views and private rooftop terraces.

The building façade predominantly consist of a combination of aluminum panel wall a system with glass window door openings on balconies. The roof will be for recreational spaces like the private terraces and pool. It will also have mechanical equipment’s like the A/C condensers and the Comm room. The surface roofing material includes a concrete slab, TREMPROOF 250GC (insulator water resistances), light weight concrete on top of it to for protection and a finish material as the last surface, to withhold the planters section.
